I inspect the major visible systems and components of the home. That includes the roof, structure, exterior, interior, plumbing, electrical, HVAC, attic, insulation, and ventilation. I also look for signs of damage, safety concerns, and maintenance issues.

Most inspections take 2-4 hours depending on the size and age of the home. Larger properties or homes with additional features like pools or detached structures may take longer.

You do not have to attend, but I recommend it if you can. It gives you a chance to see issues firsthand, ask questions, and better understand the home. If you can’t be there, I’ll still send you a clear report with photos and explanations.

You’ll usually get your report within 24 hours after the inspection. I work to get it to you quickly so you can review the findings and move forward with confidence.

Review the report carefully and prioritize any safety concerns or major defects. I am happy to walk you through the findings and answer any questions. Your report can also be used to negotiate repairs or credits with the seller.
